I called Dead Rock at 9am this morning. With a main breaker at the pole at one of my tenants. They said they would have someone at the residence between 12p and 2p today to take care of my issue. By 12:30p they had everything working great. They are punctual, very knowledgeable and the cost to fix the issue was reasonable. Highly recommend 10/10 for all your electrical issues

Excellent service. Technician was on time. He was able to fix one problem immediately, the other 3 required parts be ordered, which I had expected.

Furnace Tune-Up: What’s Actually Included, and Why September Is the Time

Emergency Response
Licensed HVAC technician performing a furnace tune-up before heating season
QUICK ANSWER

A proper furnace tune-up takes around an hour and covers safety controls, the heat exchanger, burners and ignition, the blower assembly, the flue and draft, filters, the thermostat, and electrical connections. Its main value is catching problems before the first cold snap — a poorly maintained system can add meaningfully to heating bills and is far more likely to fail when you need it. National Tune-Up Day falls on September 25, which is a useful annual reminder to book it before heating season starts.

A furnace tune-up is one of those services that sounds vague until someone explains what’s actually being checked. It’s not a technician glancing at your unit and filling in a form — a proper tune-up is a defined safety and performance inspection.

Here’s exactly what’s covered, what it typically catches, and why booking it in September rather than November genuinely matters.

What a furnace tune-up includes

Depending on your system type, a thorough furnace tune-up covers:

  • Safety systems and controls — the shutoffs that protect your home
  • Heat exchanger inspection — checking for cracks, a carbon monoxide risk
  • Burners and ignition — cleaning and confirming reliable, even ignition
  • Flue pipe and chimney draft — making sure combustion gases exit properly
  • Blower assembly and motor — cleaning, checking bearings and amp draw
  • Filters and belts — replaced or adjusted as needed
  • Thermostat calibration and correct operation
  • Electrical connections — tightening and checking for heat damage
  • Condensate line on high-efficiency units
  • Gas pressure and connections, checked for leaks

You should finish the visit knowing what condition your system is in, what needs attention now, and what can wait.

What a tune-up typically catches

The recurring findings, in rough order of how often we see them: filters far past due and choking airflow; a blower motor drawing more current than it should; loose electrical connections showing heat discoloration; ignition components starting to fail; a draft problem in the flue; and thermostats reading several degrees off.

Individually these are small. Together they’re the difference between a furnace that runs all winter and one that dies during the first hard freeze.

Why a furnace tune-up saves money

Two mechanisms. First, efficiency — an aging, dirty, poorly maintained system works harder for the same heat, and that shows up on every bill for the whole season. Industry estimates put the penalty for a neglected system at a significant share of a household’s energy cost.

Second, avoided emergency repairs. A failure during a cold snap means emergency rates, limited availability, and a cold house. Catching a failing igniter in September is a routine part replacement; catching it in January is an emergency call.

The carbon monoxide reason this isn’t optional

The single most important item on the checklist is the heat exchanger. A crack allows combustion gases — including carbon monoxide — to enter the air your family breathes. Carbon monoxide is odorless and colorless.

This is why an annual inspection by a qualified technician matters more than any efficiency argument, and why we take working CO detectors seriously as part of the conversation.

How often should you book one?

Once a year, before heating season. If you have a heat pump that both heats and cools, twice a year is appropriate since it runs year-round. Homes with older equipment, pets shedding heavily, or dusty conditions benefit from more frequent filter attention between visits.

What you can do yourself between visits

  • Change or clean your filter on schedule — this is the single highest-value thing a homeowner can do
  • Keep supply and return vents clear of furniture and rugs
  • Keep the area around the furnace clear of stored items
  • Test your smoke and carbon monoxide detectors and replace batteries
  • Listen for new noises and note when they happen — it genuinely helps diagnosis

Frequently Asked Questions

How long does a furnace tune-up take?

About an hour for a typical residential system. Older equipment or systems needing cleaning can take longer.

When is the best time for a furnace tune-up?

September or early October, before the first cold snap. Scheduling is open, and any parts needed can be replaced without emergency pressure.

Is a furnace tune-up really worth it?

Yes, for two reasons: it catches safety issues like a cracked heat exchanger, and a well-maintained system uses less energy across the whole heating season. It also reduces the chance of a failure during the coldest weeks.

What is National Tune-Up Day?

September 25 — an annual reminder for homeowners to have their heating system professionally serviced before winter. It’s a useful prompt to get it booked.
